SMA Equities is a New York-based real estate firm that invests as a principal in multi-family, retail, office, mixed-use properties, and land. Our investments are nationwide, with the largest share of our assets located within the greater New York metropolitan area. Throughout SMA Equities' history, starting in 1986 as SMA Realty, we have excelled as an active hands-on organization, rather than passive investor. Our primary focuses are real estate investment, development, and operations.

SMA Equities has managed and developed assets comprising of over 5 million square feet of residential units, retail, and office space throughout the country as SMA Equities is continually committed to value-add opportunities. In addition, we have developed more than 3,000 acres in New York, New Jersey, and Florida over the past 20 years. It is this comprehensive plan of action and experience that has given us the ability and track record to successfully revitalize existing assets and finance new construction and development projects.

The SMA Strategy

The key to SMA Equities' investment strategy is identifying well-located, fundamentally sound properties that are underperforming their potential, creating a plan-of-action to resolve site-specific issues, and successfully implementing that plan. The ability to close quickly and complete redevelopment efficiently enhances returns. SMA Equities maintains a pool of immediately available capital and focuses on geographic areas which are well networked and highly mobile.


This investment strategy has consistently achieved high returns in all types of assets. In stabilized assets, returns are enhanced through the income appreciation generated by the density in urban markets; in redevelopment assets, the strategy is especially successful because the opportunity exists to purchase properties that are well located at attractive discounts, positioning them for strong returns as the properties are redeveloped.
